*Your future buyer, at the same age, with 10 fewer years of lease. This shows how the pool of fully-financed buyers shrinks as a lease ages.
Why this matters when you sell
You may be fine today. But when you sell in 10 years, your buyer faces a shorter lease. With 54 years left, a 30-year-old buyer can use only about 76% of the Valuation Limit from CPF, and a 25-year-old only about 68%. Fewer buyers can then afford your unit comfortably. A fresh 99-year lease like One Chuan Grove’s avoids this problem for decades.
