How to read the site plan when it is released
- Find north and the CTE. Units facing north or south get less direct afternoon sun than east- or west-facing ones. Units facing the CTE get more road noise.
- Locate the facilities deck. Stacks overlooking the pool and landscaping usually carry a premium. Low floors right next to the BBQ pits or playground can be noisier.
- Check block spacing. Where blocks face each other directly, low and mid floors may look into the neighbouring block. Look for stacks with an unblocked view past the site edge.
- Note the shops and drop-off. Units directly above the retail frontage or the main drop-off point can see more foot and car traffic.
- Look at the gates. A side gate towards Lorong Chuan can cut minutes off the walk to the MRT.
Likely premium stacks
In a layout like this, buyers often prefer:
- Stacks facing the landed estates, with long-term low-rise views that are unlikely to be blocked
- Stacks facing the pool for resort-style views
- North- or south-facing stacks for a cooler home
