Your maximum price is limited by three separate tests. The calculator takes the lowest result.
- TDSR test. Total monthly debt, including the new loan, must stay within 55% of gross income, calculated at a 4% interest rate. This sets the biggest loan the bank can give you.
- LTV test. A first housing loan can cover up to 75% of the price if the loan ends by age 65 and runs no longer than 30 years. Otherwise the limit is 55%. With an outstanding HDB loan, it drops to 45%.
- Funds test. Your cash and CPF must cover the down payment and stamp duties. At least 5% of the price must be in cash (25% if you have another outstanding loan).
Worked example: an HDB upgrader couple
Take a couple aged 38 with $15,000 combined monthly income and no other debts. After selling their flat they have $300,000 in cash and $350,000 in CPF OA. They get a 27-year tenure, the longest that still ends by age 65. At the 4% stress rate, 55% of income ($8,250 a month) supports a loan of about $1.63M. Their $650,000 covers the rest of the price plus about $80,000 in buyer’s stamp duty, for a maximum price of about $2.2M, limited by income.
At indicative One Chuan Grove prices, that covers every 2-bedroom layout and is just short of the smallest 3-bedroom units. The same couple with $2,000 more monthly income would reach about $2.27M. At that point their cash and CPF, not their income, become the limit.
Tips to increase your budget
- Add a co-borrower with income. This raises the TDSR limit, though it may change the average age and the tenure.
- Clear small debts first. Each $500 of monthly car loan cuts your loan capacity by roughly $100,000.
