The Scala is the most useful guide for One Chuan Grove buyers. It is also a 99-year condo a few minutes from Lorong Chuan MRT, and its median psf rose 36% from $1,468 to $1,991 while the building aged from 6 to 13 years.

Why remaining lease matters more than it looks

Since May 2019, the amount of CPF you can use depends on whether the remaining lease covers the youngest buyer until age 95. If it does not, CPF usage is pro-rated.

  • Chiltern Park (64 years left): a buyer aged 31 or older is covered today. In 10 years, with 54 years left, the next buyer must be at least 41 for full CPF use.
  • The Springbloom (68 years left): buyers aged 27 or older are covered today. That rises to 37 or older in 10 years.
  • One Chuan Grove (fresh 99 years): every adult buyer is covered, and it stays attractive to young families when you sell.

Banks may also apply stricter loan terms to older-lease properties. This is the exit problem: the pool of buyers who can fully finance an older condo gets smaller every year.
