How we arrive at $2,700 – $3,000 psf
1. Land cost sets the floor
The developer paid $1,376 psf ppr (Plot 1) and $1,331 psf ppr (Plot 2), about $1,355 psf ppr on average. Adding construction (roughly $450 – $550 psf), financing, fees, marketing and stamp duties, a typical industry estimate puts break-even at $2,300 – $2,450 psf. 2. Chuan Park sets the market reference
Chuan Park launched in November 2024 at an average of about $2,579 psf. Its remaining units now sell at a median of about $2,699 psf. One Chuan Grove bought its land later, at similar or higher cost, so pricing is likely to start near or slightly above this level.
3. The wider market has priced in similar levels
What moves the price of an individual unit
- Unit size: smaller units carry a higher psf but a lower quantum.
- Floor: typically $10 – $20 psf more per floor. See the elevation chart.
- Facing and view: park or unblocked views command a premium, and stacks facing the CTE are usually priced lower.
- Launch phase: developers often release units in batches and raise prices as sales progress. Chuan Park’s median rose about 4% after launch.
