Chuan Park, the 916-unit condo next door, is the clearest preview of how One Chuan Grove’s launch may play out. Here is what happened, and what it means for you.
The timeline

| May 2025 | ~83% | — |

Lesson 1: demand for new homes at Lorong Chuan is deep
Selling three-quarters of a 916-unit project in one weekend is a strong result by any measure. It shows a large pool of buyers, many of them upgraders from nearby estates, who want a new home near Lorong Chuan MRT.
Lesson 2: early buyers got the best price
After launch, the developer raised prices gradually. The median moved from about $2,579 to about $2,700 psf, roughly 4–5% higher. On a $2.2M unit, that is about $100,000. Early buyers also got the best stacks.
Lesson 3: the best stacks go first
The units still available late in a sales campaign are rarely the most sought-after ones. Buyers who waited “to see how it goes” had far less choice.
Lesson 4: prepare your finances before launch
Launch weekends move fast. Buyers who had their IPA, booking fee and ABSD plan ready could commit quickly. Those still working out their numbers often missed their preferred units.
What this means for One Chuan Grove
- Expect strong early demand. The location profile is very similar to Chuan Park’s.
- Target the first release phase for base pricing and the widest choice.
- Do your homework now: affordability, ABSD route and stack selection.
- Compare in person: Viona can show you Chuan Park’s remaining units and nearby resale options before launch.
