How to buy a new launch condo, step by step

Buying a new launch follows a fixed sequence with strict deadlines. Here is every step from pre-launch to key collection, and what to prepare at each one.

Before launch

  1. Get your bank’s in-principle approval (IPA). It confirms your loan amount, is usually valid for about 30 days, and the developer may ask for it.
  2. Register for the VVIP preview to get the e-brochure, floor plans and indicative prices early.
  3. Shortlist your units by budget, facing and floor. See the unit selection guide.

Preview and ballot

  1. Visit the showflat during preview and review the price list and elevation chart.
  2. Submit an Expression of Interest (EOI) with a cheque or e-payment to join the ballot.
  3. Get your ballot result, a queue number for booking day.

Booking day

  1. Choose your unit in queue order. Have 3–5 backup options.
  2. Pay 5% of the price as the booking fee to get the Option to Purchase (OTP).

After booking

During construction (about 4 years)

Progressive payments are billed at each stage: foundation (10%), framework (10%), walls (5%), ceiling (5%), services (5%), car park and roads (5%). Your bank pays these from your loan, and your instalments grow gradually. See the progressive payment calculator.

Completion

  • TOP: pay 25%, collect your keys, inspect for defects and start renovating
  • CSC: pay the final 15%, usually about a year after TOP
  • Defects liability period: usually 12 months from vacant possession. Report defects to the developer for rectification.

Frequently asked questions

What is an Expression of Interest (EOI)?

An EOI is a non-binding registration of interest submitted during the preview, usually with a cheque or e-payment. It puts you into the ballot for a booking-day queue number. It does not commit you to buying.

What happens after I get the Option to Purchase?

The developer sends the Sale & Purchase Agreement, typically within 2 weeks. You then have about 3 weeks to sign it. The 15% balance of the down payment is due within 8 weeks of the OTP date, and stamp duty within 14 days of signing.

Can I back out after booking a new launch unit?

If you do not exercise the OTP, you typically forfeit 25% of the booking fee (1.25% of the price), and the rest is refunded. Check the terms of your specific OTP.
