The typical launch sequence
- VVIP / private preview. Registered buyers see the showflat, e-brochure and indicative prices first.
- Public preview. The showflat opens to the public, and the price list and elevation chart are released.
- Expression of Interest (EOI). You submit a cheque or e-application to join the ballot.
- Balloting. Queue numbers are drawn.
- Booking day. You choose your unit in queue order and pay the 5% booking fee to get the Option to Purchase.
- Exercise S&P. Within 8 weeks you pay a further 15% and sign the Sale & Purchase Agreement. Stamp duty is due within 14 days.
What to prepare before launch
- Bank in-principle approval (IPA): confirms your loan amount and is usually valid for 30 days
- Booking fee: 5% of the price, usually by cashier’s order made out to the developer’s project account
- ABSD plan: decide whether to sell your HDB first or buy first. See the ABSD remission guide
- Unit shortlist: 3–5 units across different stacks, with the ones you want most first
