First-time condo buyer's guide (2026)

Buying your first private home is exciting and expensive. This guide covers what you can afford, what it really costs, and how buying a new launch works, in plain English.

1. Are you eligible?

  • Singapore Citizens can buy private condos without restriction. There is no ABSD on your first residential property.
  • PRs pay 5% ABSD on a first property.
  • HDB owners must wait for their flat’s MOP. See the HDB upgrader guide.

2. Work out your budget

Your budget is the lower of two limits:

  • Loan limit: banks cap total monthly debt at 55% of gross income, tested at 4% interest. A $10,000 monthly income with no other debts supports a loan of roughly $1.1M – $1.15M over 30 years.
  • Funds limit: your cash and CPF must cover 25% of the price plus stamp duty.

4. New launch or resale?

New launch: progressive payment, a fresh lease, new facilities and full choice of units, but you wait about 4 years to move in. Resale: move in now and see exactly what you are buying, but you pay the full price upfront and the lease is shorter. Read new launch vs resale.

5. The buying steps

  1. Get a bank in-principle approval (IPA)
  2. Register for the VVIP preview and view the showflat
  3. Submit an Expression of Interest and join the ballot
  4. On booking day, choose your unit and pay 5% for the Option to Purchase
  5. Sign the S&P and pay 15% within 8 weeks
  6. Pay stamp duty within 14 days of signing
  7. Progressive payments during construction
  8. Collect your keys at TOP

Frequently asked questions

How much cash do I need to buy my first condo?

At least 5% of the price in cash, plus up to 15% more in cash or CPF, plus Buyer's Stamp Duty (about 3.5% on a $2M home), legal fees and other costs. For a $1.6M unit, plan for roughly $80,000 cash and about $240,000 in cash or CPF, plus about $49,600 BSD.

Should first-time buyers choose a 2-bedroom or a 2+Study?

A standard 2-bedroom has the lowest entry price in the project. A 2+Study adds a flexible room for a home office or a future nursery, and usually appeals to more buyers when you sell. Choose based on your five-to-ten-year plans.
