If you collected the keys to your flat in 2021 or 2022, your 5-year Minimum Occupation Period (MOP) ends in 2026 or 2027. That is right around One Chuan Grove’s expected launch. Here is how to prepare.
The rule that matters
You cannot buy private residential property until your flat has met its MOP. From the MOP date, you can sell your flat on the open market, buy a condo, or both.
12 months before MOP: get your numbers
- Valuation: check recent transactions in your block and neighbourhood.
- Outstanding loan and CPF used: find these in the HDB and CPF portals.
- Proceeds: use the HDB sale proceeds calculator.
- Budget: use the affordability calculator.
6–9 months before MOP: choose your route

3 months before MOP: line up the launch

Newer flats: note the recent HDB rule changes
Flats sold under HDB’s newer Plus and Prime models have longer MOPs (10 years) and other resale conditions. Check your flat’s specific conditions on the HDB portal before planning.
