New launch condos usually come with flooring, a fitted kitchen, bathrooms and wardrobes. You still need to budget for the rest, and CPF cannot be used for renovation.
What developers typically provide
- Flooring throughout
- A fitted kitchen with a hob, hood, oven and often a fridge and washer-dryer
- Bathroom fittings
- Wardrobes in the bedrooms
- Air-conditioning
Confirm the exact list in the developer’s specifications in the e-brochure.

Plan it around TOP
- At TOP: collect your keys, do a defects inspection and report issues within the defects liability period (usually 12 months).
- Before hacking anything: check the MCST’s renovation rules, deposits and working hours.
- Book contractors early. Hundreds of owners in a 1,000-unit project will be renovating at the same time.
Upgrader tip
If you are selling your HDB flat near TOP, keep some cash aside for renovation. You may need to pay contractors before your HDB sale proceeds come in.
