What supports value
| Driver | Evidence |
|---|---|
| Transport | Lorong Chuan MRT (within ~400 m); one stop to Serangoon (NEL) and Bishan (NSL); Circle Line loop completed in 2026 |
| Schools | St. Gabriel’s Primary ~380 m; two international schools within ~1 km |
| Proven demand | Chuan Park: 76% sold at launch weekend, ~98% now, latest median ~$2,699 psf |
| Resale track record | Nearby resale median psf +23% to +68% (2019 – 2026) |
| Limited supply | Few new land sale sites left in the Lorong Chuan enclave |
| Land-cost floor | Land bought at ~$1,354 psf ppr, giving an estimated break-even of ~$2,300 – $2,450 psf |
What could hold it back
| Risk | Consideration |
|---|---|
| Entry price | New launches cost 36 – 43% more psf than The Scala, so the premium must hold as the building ages |
| Scale | About 1,055 units means more competing listings when owners sell or rent at the same time |
| CTE-facing stacks | Traffic noise can weigh on value and rent for those stacks |
| Market cycle | Interest rates and cooling measures affect all private property |
| Long wait | TOP around 2030, with no rental income until then |

Our view
One Chuan Grove’s case is strongest for owner-occupiers and long-term holders who value transport, schools and a fresh lease in a mature estate. Pure yield investors may find better yields in smaller or older projects. For everyone, stack choice and entry price matter most. Buy early in the launch, and choose facing and floor carefully.
